About this project

Project Overview

● 94 linear feet of 8 ft cedar — one 80 ft run with a 14 ft return
● Side by side construction with dog-ear picket tops
● Three pressure-treated 2x4 rails per section, not the usual two
● 13-gauge steel posts set 24–30 inches deep in concrete, galvanized caps
● Pressure-treated 2x6 baseboard along the full run
● Pecan pre-dip stain applied to every picket before installation
● Existing fence demolished and hauled away at no additional charge
● Built under an established tree canopy on a narrow side-yard corridor
● Two-year labor warranty, thirty-day material warranty

Scope of Work: 145 Linear Feet, Two Runs Done on Both Faces

Surface preparation across the full run. 145 linear feet of eight-foot board on board restained, including the cap rail.
Two runs finished on both faces and the remaining runs finished on the yard side. The double gate restained along
with the line it sits in. Debris hauled away, two to three labor days.

Why Fence Staining in DeSoto, TX Costs Less Than Replacing

Replacing 145 feet of eight-foot cedar means new pickets, new rails, new posts set in concrete, demolition and hauloff of everything standing today, and several thousand dollars. Refinishing the same run is a different order of
magnitude entirely.
What a restain actually buys you is time. On a fence with sound bones, a good refinish adds years of service before
replacement becomes the honest answer — and when that day does come, you will have spent the money on the
fence you kept rather than on the one you replaced early.

Materials

Tarrant County sits on expansive black clay. It swells with rain and shrinks hard through August, and that seasonal
movement is what pushes wood posts out of plumb and rots them at the soil line. A 13-gauge steel post set 24 to 30
inches deep in concrete does not rot and does not twist, and it is the reason a fence like this comes down when the
owner is tired of it rather than when the posts give up.
The pressure-treated 2x6 baseboard does the equivalent job at the bottom of the panel. It absorbs the ground
contact, the string trimmer and the rain splash-back so the cedar pickets never touch soil. Replacing a baseboard
years from now is a morning of work. Replacing a rotted picket line is not.

Timeline and Quality

Demolition, post setting, construction, final adjustment and cleanup were scoped across two to three labor days. The
project carries a two-year labor warranty and a thirty-day material warranty.
Cedar is a natural product and will check, shrink and shift slightly as it seasons. That is the wood behaving normally,
not a defect. One piece of aftercare specific to this soil: in an extended dry spell, black clay pulls away from concrete
footings, so running a soaker hose along the fence line during a drought is the cheapest thing an Arlington
homeowner can do to keep a fence plumb. Re-staining every two to three years holds the pecan tone before it
weathers toward grey.
