Project Overview

This property needed a full perimeter replacement, not a repair. The existing fence had reached the end of its service
life, so the crew demolished and hauled away every panel and post before a single new picket went up. Nothing on
this fence line is reused.
The finished line runs 194 linear feet across four runs: two 85-foot sides flanking the house, a 6-foot return, and an
18-foot section carrying the gate. Because the house sits between the two long runs, the fence had to read well from
the approach as well as from inside the yard — which is why the design mixes two build styles instead of committing
to one.

Scope of Work: 194 Linear Feet in Four Runs

Demolition and haul-off of the existing fence. 170 linear feet of 8 ft side by side cedar. 24 linear feet of 8 ft board on
board finished with a cedar cap and 1x4 trim. One 10-foot double gate. Steel posts throughout, a pressure-treated
baseboard along the full length, and espresso stain on every picket.

Two Build Styles on One Fence Line

The bulk of this side by side cedar fence in Arlington, TX — 170 of its 194 feet — is built in the style it takes its name
from, and the remaining 24 feet are not.
Side by side is the workhorse style in North Texas. Pickets butt edge to edge on a single plane, which buys full privacy
at the lowest cost per foot and the fastest install. It is the right call for long runs that face a neighbor’s yard rather
than the street.
For the 24 feet nearest the gate, the build switches to board on board. Pickets overlap so no daylight opens up when
the wood shrinks through a Texas August, and a 2x6 cedar cap across the top with 1x4 cedar trim finishes the section
like trim carpentry rather than fencing. Board on board costs meaningfully more per foot, so putting it only where
people actually stand and look at it is the efficient use of the budget.

Materials

Everything above grade on this build is cedar. Everything doing structural work is steel or pressure-treated pine: 2x4
treated rails, a 2x6 treated baseboard, and 13-gauge steel posts carrying the whole line. Cedar pickets are 1x6 at eight
feet, pre-dipped in espresso stain before they reach the property so the coverage reaches the edges and back faces
that a sprayed-on-site fence never gets.

Timeline and Quality

Two to three labor days. Day one covered demolition and setting the metal posts in concrete. Once the concrete had
set, the crew framed the sections, hung the pickets board on board, and finished with the baseboard, caps, trim and
gate.
811 was called before any digging so public utility lines were located and marked in advance. There is a gas meter set
into the stone wall along this run, which is exactly the situation that makes locating non-negotiable.

Outcome and Benefits
